Paul Fiddaman
H4N Chair and Group Chief Executive of Karbon Homes
As Chair of Homes for the North, Paul leads the alliance of 18 major housing associations working together to address the region’s housing challenges.
Paul brings more than 30 years’ senior leadership experience in the housing sector. He is currently Chief Executive of Karbon Homes and a board member of the North East Housing Partnership and A2Dominion. His previous roles include Deputy Chief Executive at Cestria Housing and Director of Finance and Corporate Services at Fabrick Housing Group, now part of Thirteen Group.
As a founding member of Homes for the North, Paul is committed to building on the strong foundations laid by previous Chairs. At a time of greater policy certainty, he will guide the alliance through its next phase, championing data‑led, evidence‑based solutions that reflect the North’s distinct needs and opportunities.

Rachael Dennis
H4N Vice Chair and Chief Executive of Incommunities
Rachael Dennis is Vice Chair of Homes for the North and Chief Executive of Incommunities, bringing over 20 years of leadership experience in the social housing sector.
Starting her career in finance, Rachael has held senior roles spanning operations, strategy and finance, alongside non‑executive positions in housing, the NHS and the arts. As a Board member of the Northern Housing Consortium and Chair of the West Yorkshire Housing Partnership, she is committed to collaboration across the region to tackle shared housing challenges and support the growth of strong, sustainable communities.

Nick Atkin
Housing Associations are independent, not-for-profit companies set up to provide affordable homes for people in housing need.
They vary in size from fewer than 10 homes, to more than 50,000. Altogether, housing associations provide about two million homes for five million people across England.
Most of these homes are rented at affordable rates while a significant minority are sold through low-cost home ownership schemes. Some housing associations also offer support for people with a range of needs including older people, people with disabilities and learning difficulties, and people who have been homeless. In addition to housing, many housing associations are involved in community initiatives such as employment training, regeneration and projects with children and young people.
As an alliance Homes for the North provide affordable homes to over one million people across the North of England, that’s around 20% of England’s housing association residents. Social purpose is at the core of what we do, with every pound we make being reinvested back into the communities we serve.
